TSRERA asked builders of TMR Marvel Villas to complete all works by March 2025

Hyderabad: The Telangana State Real Estate Regulatory Authority (TSRERA) has imposed a penalty of Rs 19.80 lakh on a real estate firm TMR Infra Tech which contructed TMR Marvel Villas for collecting advance amounts from its customers even before the project was registered with the Authority.

The three-member board of the TSRERA also instructed the real estate company which built TMR Marvel Villas in Macha Bollaram near Alwal to expeditiously copmplete the installation of street lights, construct the compound wall and set up a Sewage Treatment Plant (STP). The Authority also directed the developers to make adequate arrangements for supply of water and proper drainage facilities in the project.


The TSRERA has also instructed the builders complete the entire project including provision of all common amenities within the stipulated time and before the RERA registration of the project expired in March 2025.

The customers of the project complained to the TSRERA that the promoters had failed to fulfil their promised obligations to the villa buyers and had not provided the basic amenities including water supply with softening facilities, street lights, compound walls, solar fencing, parks, club house etc which were incomplete.

The builder in his replies promised to complete the works of ameninites by March 25 and the authority considered this promise and ordered the company to fulfil the assurances by the stipulated time, reminding that failure to do so will attract provisions of  section 63 of the RE(R&D) Act.

The imposition of the fine of Rs 19.80, 054 was because the developer had collected advances from the prospective customers even before the project was issued the RERA registration. :…the Respondent commencted collecting payments form thecomplaint as early as 05.02.2018 to 06-03-2018 where as the rewquiste RERA resigtration was obtaind only on 05.010.2019. This sequence of events establishes a clear violation of Section 3 of the said Act by the Respondents”, the order noted.

The order was issued by TSRERA chairperson DR N Satyanarayana, members K Srinivasa Rao and Laxmi Narayana Jannu.
